Three addresses on State Street changed hands this year. In the spring, 214 State St. was a Francesca's. Since Oct. 8 it has been BYLT, a basics and activewear brand. The Corner Bakery at 100 State St. is now Ascension Coffee. The Market by Macy's at 321 State St. became a full-line Crate & Barrel on June 25.
Kite Realty Group, the Indianapolis-based real estate investment trust that owns Southlake Town Square, has been open for years about which brands it wants. The 2026 changes line up with that strategy almost store for store. When a familiar chain leaves the square, the space usually goes to a brand that built its following online and is opening one of its first stores in the area.
The Swaps, Address by Address
| Address | Previous tenant | New tenant | Opened |
|---|---|---|---|
| 214 State St. | Francesca's | BYLT | Oct. 8, 2026 |
| 100 State St. | Corner Bakery | Ascension Coffee | Oct. 9, 2026 |
| 321 State St. | Market by Macy's | Crate & Barrel | June 25, 2026 |
| Main Street | Eddie Bauer | LOFT | Announced, no date yet |
| 1251 Main St. | New storefront | L'Occitane, relocated from 1428 Civic Place | Reported August 2026 |
Southlake Style reported in early May that Eddie Bauer and Francesca's had both closed. Two other brands arrived in new spaces this year rather than as replacements. Reformation opened at 213 Grand Ave. E. on Aug. 11. Rothy's, the footwear brand, was already open at 307 Grand Ave. E. by mid-April.
The sizes show how much variety the landlord can fit in. The April announcement listed Crate & Barrel at 18,945 square feet, next to Tyler's. Reformation took 2,007 square feet near lululemon and YETI. A home furnishings store nine times the size of a clothing boutique can open the same summer on the same square.
The Leasing Rule Behind the Swaps
In 2023, Kite's vice president and senior leasing director, Jason Kasal, told The Dallas Morning News what the company looks for. The new brands coming to the square had "proven track records of online sales" but no stores in the market. "We strive to offer unique access to a collection of brands that are still new to the shopper," he said.
That round brought Southern Tides, Chubbies, Waggle Golf and Fount to Dallas-Fort Worth for the first time. The Morning News also reported that Tecovas, the Austin boot brand, opened with 75 people waiting to get in.
The 2026 lineup follows the same pattern. Kite's April release, published by the Fort Worth Business Press, called Reformation the brand's first retail location in Tarrant County and said the ON Running store would be ON's first in the county. Kasal described the group as brands "that align with the lifestyle of our community." The wording is newer, but the playbook matches what he described three years earlier. The square fills its spaces with names local shoppers mostly know from their phones.
Nike Left Because of Nike's Own Plans
The departure that drew the most attention was Nike. The store at 181 Grand Ave. opened in 2022 and closed abruptly this summer, after about four years. Southlake Style tied the closure to a nationwide change. In July alone, Nike closed or announced closures in Tampa, Louisville, Kansas City, The Woodlands, Atlanta, San Jose and several other cities as it rethought its store footprint.
That puts Nike's exit in context. The company is trimming stores across the country and made its decision at the national level. The brands coming in are at the opposite point in their growth: still building their store maps and choosing Southlake as an early stop. ON Running's planned 6,000-square-foot store at 415 Grand Ave. E. is the clearest example. It's a performance shoe brand opening its first Tarrant County store on the same square Nike just left.
Nike still has a presence nearby, including its outlet at Grapevine Mills.
Coffee Took the Biggest Corner
Not every new tenant sells merchandise. Ascension Coffee's first Southlake cafe takes up 4,223 square feet at 100 State St., near Fabletics, Collars & Co. and True Classic. CW33 reported that it is the largest cafe for the Dallas-based company, which is led by women. CEO Jessica Keenan called it a potential "third space," a place for local connection between home and work.
Southlake Style reported a Friday, Oct. 9 opening, with specialty coffee, breakfast and brunch, and all-day food with global influences. The space it replaced was also a place to sit down and eat, so the corner kept its use with a new operator. Ascension being a Dallas brand, still new to Tarrant County, fits Kasal's description of what the square looks for.
The Calendar Moves in Both Directions
Opening dates at Town Square have moved both earlier and later this year. The April release gave these targets:
- Crate & Barrel: "near Independence Day." It opened June 25.
- Ascension Coffee: August. It opened in October.
- ON Running: "the second half of the year." No date has been announced.
Reformation went the other way. Earlier coverage projected a late-2026 debut, and it opened in August.
That track record is useful for reading what's still pending. The official Town Square store directory currently lists these as "Opening Soon" with no dates attached:
- ON Running, at 415 Grand Ave. E., between Alo and Sunglass Hut
- Abercrombie & Fitch
- American Eagle
LOFT, which Southlake Style reported in August as returning to the former Eddie Bauer space on Main Street, isn't in the directory yet. It would be a homecoming. LOFT ran a longtime Town Square store before that location closed. Abercrombie and American Eagle are established mall brands, so the pending list isn't made up only of online-first brands. Still, most of the year's arrivals have followed the rule Kasal described in 2023.
Alo, ON's future neighbor at 331 Grand Ave. E., has been open since its grand opening in September 2025. With Alo, lululemon, YETI and Reformation already there, and ON on the way, that stretch of Grand Avenue East has become the square's main block for activewear and apparel.
Planning a November Visit
The next big day on the square is Home for the Holidays on Saturday, Nov. 21, from 4:30 to 8:30 p.m. According to Visit Southlake, the free event includes the tree lighting, photos with Santa, a three-lane snow hill and performances by local school groups. Parking is free in both Town Square garages. It will be the first holiday season for BYLT, Ascension, Reformation and Crate & Barrel on the square. Ascension, at 100 State St., is a natural place to start before the evening program.
For dinner off the square, Hudson House opened Sept. 14 at 1131 E. Southlake Blvd. Community Impact reported that the menu covers American classics and seafood, with raw-bar oysters shipped daily from the East Coast, sushi, and a martini served at 10 degrees Fahrenheit. Founder Hunter Pond said the company hopes to become a regular neighborhood gathering place.
